Buying Property: The “Fideicomiso” Explained
Since Costa Alegre is located within the “Restricted Zone” (50km from the coast), foreigners must hold residential property through a Bank Trust (Fideicomiso).
- How it works: A Mexican bank holds the title, but you have all ownership rights (sell, lease, or pass it to heirs).
- 2026 Costs: Expect an initial setup fee of $2,000 – $3,500 USD and an annual maintenance fee of approximately $500 – $700 USD.

While many expats manage with online banks like Wise or Charles Schwab, having a local account (Kapital Bank, BBVA, or Banamex) is helpful for paying utilities and local taxes.

Taxes for Expats: RFC and Property Tax
- RFC (Tax ID): Even if you don’t work in Mexico, you need an RFC to sell property or buy a car. As of 2026, the process requires an appointment at the SAT office in Manzanillo.
- Predial (Property Tax): This is surprisingly low in Mexico. If paid in January or February, you can often get a 15% discount. For a standard home in Melaque, expect to pay between $2,000 and $6,000 MXN per year.
